Woodstock – Ridgewalk Landings
Celerity land development efforts successfully resulted in a 155,000 square foot Costco Wholesale store opened in July 2019 and a 21-acre 125-unit Meritage Homes Corporation town-home development adjacent to the Costco site.
Celerity obtained approvals and performed site infrastructure work of an 80-acre land development in the suburban Atlanta community of Woodstock, Georgia. The entitlement process included obtaining approval for multiple uses in compliance with the City’s form-based code ordinance. Due to the size of the project, a Development Regional Impact analysis was prepared by Celerity and approved by Atlanta Regional authorities. Celerity implemented these collaborative recommendations as part of the development package necessary to deliver completed roads, waterlines, storm and sanitary sewer, electric and natural gas to entice users to the suites. In doing this, Celerity navigated significant topographical and geo-technical challenges to bring this project to fruition.
Huntley, IL Land Development
Celerity acquired a 2,850 acre tract of land in Huntley, IL, in 1988. Celerity master-planned the site and developed necessary infrastructure that resulted in 5,200 residential units including the first Del Webb Sun City in the Midwest,, a Jewel-Osco anchored neighborhood retail center, a 600,000 square foot industrial and office facility for Weber Grill, an auto mall with multiple dealerships, 2 business parks with combined square footage of over 1 million square feet of space, an office park on 16 acres of land, and a 235 acre industrial park.
In El Paso, Texas, Celerity did the land development and sold a site for 25,000 square feet of small shop “strip” retail that includes Starbucks, Pizza Hut and other local services.
Gettysburg – Holiday Inn Express
The Outlet Shoppes was not visible to the many travelers that take The Outlets exit to the National monuments by overgrown invasive scrub trees. Celerity acquired the property and implemented a development plan to attract more tourist by working with a hotel operator to construct a Holiday Inn Express at the site. Celerity worked closely with Mt Joy Township to procure variances, Conditional Use Permit modification and condominium amendment. The Outlets entrance and parking are utilized by hotel residents increasing the shoppers and restaurant patrons. Celerity procured utility approvals then competitively bid the site work package to deliver the site to the hotel operator, which included removal of vegetation to enhance property visibility. Additionally, Celerity did a ground lease of a land parcel to accommodate a Country Inn & Suites, and sold a land parcel for Holiday Inn Express.
Muskegon – Hampton Inn and Suites
In an effort to establish vibrancy in this emerging retail corridor at a new highway interchange, Celerity worked with a premier hotel franchisee to be ahead of the market. A land lease with option to purchase was utilized to entice the operator to construct a Hampton Inn and Suites on excess land adjacent to Horizon’s Lakeshore Marketplace increasing traffic and appeal to retailers to deploy in this untapped market.
Michigan Office Conversion to Veterans Administration Clinic
Celerity was the successful respondent to the US Veterans Administration when the VA was looking to consolidate and enlarge its Muskegon and Ottawa County, Michigan facilities. Celerity was able to attract the VA by preparing a plan to convert a portion of its headquarter office building into a medical use. In winning the competitive Request for Proposal, Celerity provided construction documents in accordance with the federal government specifications and competitively bid the scope of work to provide an economic solution for the clinic. The process was a unique conversion of 10,400 square feet of office space into 15 examination rooms, diagnostic laboratories, outpatient procedure rooms, bariatric rooms and other necessities. This enabled the VA to significantly increase the quality of treatment and services provided for the military personnel in this state of the art facility.
Retail Space Conversion to Surgical Center - Fremont, Indiana
Celerity was the winning property owner in SurgCenter Development’s extensive search for a facility utilized by five surgeons that has two operating rooms, one procedure room and ancillary services. The 8,000 square foot space formerly housed a designer clothing store. Celerity's acumen in understanding the physical requirements of the tenant and the ability to convert the space for a unique use, coupled with accentuating the property attributes to make it the most appealing candidate for an attractive use in a property undergoing a metamorphosis.
The Outlet Shoppes at Atlanta - Mall Entertainment District
Celerity worked with the City of Woodstock to establish the Outlet Mall Entertainment District designation, which allows for open container and consumption of alcoholic beverages within the confines of the shopping center. In collaboration with the City of Woodstock, the center established provisions for regulating the open container program at the shopping center. This included posting signage defining boundaries of the district including, conveying to restaurant patrons their responsibilities to adhere to the open container parameters, educating center employees the rules and roles within the program, and completed lease amendments with participating restaurants to confirm compliance with the open container policy. To capitalize on this exciting opportunity, Celerity developed a Sip, Shop & Stroll marketing campaign to inform shoppers of the new program and attract new mall patrons.
